Legal Requirements of Boiler Servicing: How often should a boiler be serviced?
Landlords who rent out their property to tenants are by law required to have their gas appliances checked on a yearly basis by a Gas Safe Registered heating engineer. Gas appliances which are provided by the landlord for the tenants to use include boilers, as well as gas fires and gas cookers/hobs. All the appliances and flues need a visual inspection and need to listed on the gas safety certificate legally.
Boiler safety concerns
Carbon monoxide poisoning is one of the Major safety concerns posed by a faulty/ non-compliant boiler. Over a quarter (26%) of deaths from unintentional carbon monoxide poisoning in the UK between 1995 and 2019 were caused by defective central heating boilers, which were not serviced and checked consistently. However, while this is a significantly high number, the Gas Safety record for landlords and householders has led to a recent fall in carbon monoxide-related incidents across UK.
It is almost impossible to know if your boiler is leaking carbon monoxide, as this is odourless. Which is why it’s paramount that property owners should install a carbon monoxide alarm to identify any exposure to poor emissions. As well, as regular annual boiler servicing, which will ensure major checks are carried out by qualified gas safe registered engineers, eliminating any potential exposure to what’s known as the silent killer.

It is not a legal requirement for homeowners who do not rent out their property to have an annual boiler service. However, they have a legal duty of care to ensure their gas appliances are safe, and not liable to cause harm to themselves or others. An annual service will also keep the boiler’s manufacturer’s warranty valid.
Why you should have an annual boiler service
There are several reasons to have your boiler checked annually. Here are some of the main ones to consider:
- Safety
The primary and most important reason for having your boiler serviced every year is to ensure that it is working safely. These checks carried out by a Gas Safe engineer ensure that there are no potential carbon monoxide leaks, and that emissions test of the flue combustible products are at safe levels. Your gas safe engineer will also check other safety concerns such as Gas leaks and ensuring your appliance is electrically safe. - Identifying potential costly repairs early
An annual boiler service will also identify any potential issues that may need remedial repair work in your heating system. It’s worth having your boiler service appointment scheduled in the warmer months from April – August, as any necessary action can be taken to repair faults before your boiler is in constant use during the winter more colder months, causing less disruption to you. - Efficiency
The boiler service will also check that your boiler is working to its optimal performance, ensuring its efficiency is that of manufacturers’ standards. The engineer will make any necessary amendments, leaving your boiler to run in a more energy-efficient way. This will also help to prolong the lifespan of the boiler. - Lower fuel bills
Running an energy-efficient boiler will mean that fuel is used economically, therefore further helping to reduce fuel bills. - Manufacturer warranty
Majority of new boilers installed, now come with a manufacturers backed warranty, anything from 2-15 years, leaving you with peace of mind, however most manufactures will require an annual boiler service to validate your boiler’s warranty. - Maximum benefit, minimum fuss
How long does a boiler service take? Most Boiler Services range from 30-40 Minutes. They are easy to arrange and quick to carry out, so cause minimum inconvenience and maximum benefits.

The legal requirement for landlords
Aside from the above reasons, there are legal requirements if you are landlord requiring a boiler service. For rental properties, gas appliances and flues must be serviced annually as part of the annual gas safety check.
A record of the annual gas safety check must be kept by the landlord and a copy given to the tenant. For a new tenancy, a new gas safety check must be carried out and a copy of the record given to the new tenant.
